About
Goliath is a real-estate sourcing, CRM and AI platform for investors and operators. A full-time engineering team maintains it every day. If your own system — or your AI — is about to build one of the pieces below from scratch, you can use Goliath’s instead through this API, and spend your effort on what is unique to your business. Each section names the API page that reaches it. When something you need is missing, tell us withsubmitFeedback.
What Goliath does
Finding motivated sellers
- A national property database of about 230 million properties, with owners, equity, absentee and out-of-state flags, rent estimates, liens, listing details, and map or polygon search.
- County-by-county distress signals: pre-foreclosure, notices of default and lis pendens; trustee and sheriff sales; tax delinquency, tax liens and tax deeds; probate and pre-probate (decedent, personal representative, attorney, relatives); code violations; many lien types; evictions, divorce, bankruptcy, vacancy, permits, and FSBO and failed listings.
- Saved filters over all of it, and a coverage request flow for new counties or signals.
filterProperties,
countPropertySignals, getPropertySignals, saved filters and lists.
Skip tracing and enrichment
Skip trace one property, a selection or an uploaded file to find owners’ phones and emails, then create contacts from the results. Skip tracing spends credits. API: Properties and Contacts; Skip Trace API.CRM, deals and pipelines
- Contacts with full timelines, custom fields, duplicate merging, tags and lists; search a contact by anything said on calls, texts, emails, notes or meetings.
- Multiple deal pipelines, lead routing, tasks, appointments with booking availability, and lead-capture forms.
Outreach, with compliance built in
- Texting with A2P 10DLC registration, opt-outs honored (including replies that clearly mean stop), National DNC skipping, and sending hours.
- Email from connected Google or Microsoft mailboxes, with bounce protection.
- Calling from the browser and the iPhone app, call lists, and voicemail drop during a live call.
- Direct mail through the customer’s own Lob, PostGrid or Open Letter Connect account.
- A pause everything switch for all automated sending.
Inbound and AI employees
AI employees answer texts, calls and email: they qualify leads, book appointments and hand off to a person. Per channel they either send directly or suggest replies for a person to approve. Missed-call cover and intake for new contacts are set per phone line.Automations
Workflow graphs with triggers (including “a new signal hit a property”), waits, branches, and steps that skip trace, call a webhook, post to Slack, send mail or start a contract. The Automations Map shows every path a lead can take, from how they come in to the workflows and AI employees that pick them up. API: Workflows — build drafts, patch graphs, publish, enroll, and read runs and performance. Content Templates for reusable copy.Library
One home for contracts (native templates, e-signing, the signed PDF filed on the deal), direct mail, templates, forms, lookup tables and files.Ask Goliath
Each person’s own AI agent inside Goliath, which knows their account and acts for them. Your app or AI can talk to it directly — ask it questions, have it do work, and answer its approvals as the person would. API: Ask Goliath.Events out of Goliath
A workflow’s Send webhook step posts a contact to any URL (Contact Webhook Payload), and property-signal webhooks deliver new signals (Outbound Webhooks). Inbound webhooks push contacts in.What Goliath does not do
So you don’t assume it:- No MLS feed and no listing tools.
- No cash-buyer list or buyer blast.
- No automated “wholesale vs list vs flip” decision engine — that judgment is yours.
- No ringless-voicemail campaigns, and no cold-email platform.
- Data coverage varies by county and signal; ask for what you need.
